Key Issues The East Lake quarry sandpit has been actively worked for over a 100 years. The restoration scheme incorporates the conservation and management of the many high value and designated landscape features on site (including an SSSI and Regionally Important Geological Site exposed sandface) with an emphasis on increased biodiversity and assimulating the site into the wider landscape with a policy of 'restore and create'.
The proposals visually enhance and integrate the restored quarry complex into the local landscape character and historic setting of Aylesford Conservation Area on the River Medway and the North Downs AONB (2km to the north). A habitat rich green infrastructure is proposed which will recreate a naturalistic river floodplain landscape with the potential for a variety of after-uses.

Key Issues: The site had previously been extensively mined for over 100 years. The quarry vold created through quarry extraction has formed a lake with exposed sand-face. The scheme proposal was for a new lakeside residential development adjacent to an existing historic settlement on the banks of the river Medway.
The site is situated within a policy constrained and sensitive location 2km south of and Area of Outstanding Natural Beauty (AONB) and on the edge of the Aylesford Village Conservation Area. There are also a number of high value and designated features immediately adjacent to the site.
JFA carried out phase 1 and phase 2 ecological surveys in order to produce an Ecological Assessment Report. A Landscape Visual Assessment of the site was also undertaken, which was used to inform and accompany the Landscape Strategy.
